Obama gives speech on the economy, supports the bailout

I still disagree with Obama on the bailout. Thanks to DarkSyde from Daily Kos for dissenting opinion whom I agree with: In 2005 Harry bought a modest four bedroom house in an inland neighborhood…Harry is not a financial analyst, but hes not stupid either. If the mortgage broker who landed him the deal had explained his loan could jump 5 or 6 points, his payments almost doubling, in a matter of a two years, he might have bought a smaller home or looked for a cheaper lender. But the broker didnt, and Harry did. Harry now works two jobs. He works right beside me from 8 in the morning until 5 in the afternoon. Then he drives across the street and works from 5:30 to 1:00AM. Even so he can barely keep up with the mortgage payments, and health insurance, and daycare, etc. The following is Harrys plea to a government: “All I want is the government to help me lower my interest rate. I cant afford it, I need a normal rate. But when I tried to get one the FHA, FNMA, they all told me no, my house isnt worth what I owe on it. All the banks said the same thing. I couldnt refinance without a huge down payment. And Im stuck. Then I heard the government was going to bail out the people who created this mess with 700 billion dollars, it made me real angry. I cant get a few hundreds dollars a month of help on my own home for my family, but the richest people in the world who got a bunch of people like me over the barrel are going to get 700 billion dollars of our tax money? Disgusting

As consumers in any field in which we do not operate in ourselves; industry jargon can be confusing and frustrating. When buying a new home this scenario is more than likely to occur multiple times. When a professional like a Mortgage Broker commonly uses certain terms and acronyms on a daily basis, it is simply an oversight on their part to assume you are privy to the definitions of these words. While mortgage brokers may be the biggest ‘offenders’ of this type of misconception, they are also the first to take a step back and explain them to you to equip you with the knowledge needed to getting a loan and most importantly, feel confident in obtaining one. To give you a jump start, listed below are a few of the common acronyms used by mortgage brokers. EMD: Earnest Money DepositA mortgage broker will refer to your EMD at the beginning of the loan process. EMD stands for Earnest Money Deposit. Your Earnest Money Deposit is the down payment that is placed on a real estate property to make the offer to purchase legitimate. LTV: Loan To ValueMortgage Brokers will typically request that an appraisal is done on a seller’s property in order to analyze its Loan To Value ratio (LTV). Loan To Value ratios are depicted as percentages. For example, a loan for $50,000 on a property appraised at $100,000 has an LTV of 50%. TIL: Truth In LendingMortgage Brokers are required by law to provide any prospective mortgagor a Truth In Lending disclosure (TIL). The TIL includes pertinent loan information such as the amount financed, annual percentage rate (APR), finance charges, as well as an outline of the period required to pay off the loan. APR: Annual Percentage RateAnnual Percentage Rate can be hard to explain to those who are not fluent in mathematical and financial equations. Simplified, it is the rate that will be charged on a certain loan amount based on; including but not limited to, the amount of the loan, the life of the loan, as well as any additional costs associated with the loan. GFE: Good Faith EstimateA Good Faith Estimate is a document your mortgage broker will provide to familiarize you with the costs associated with the closing of the loan. These fees will include, title closing costs, mortgage and deed recording costs, lender fees, and any prepaid figures. An example of a prepaid figure is your hazard insurance premium. It is next to impossible to know and memorize the many acronyms that are used in the financial industry. Amazingly, however, your mortgage broker not only has them memorized but fully understands each of them. So rather than being baffled during your next conversation hopefully the short list of explained acronyms above will promote a confident rapport between you and your mortgage broker.
